If your Furnace is older than 20 years, then you must now consider replacing it. Most furnaces have an expected life of 20 years. There were a few models sold that only had a 10 year expectancy.
Furnace choices for forced air systems include:
1. 80% efficient. These furnaces are the least expensive, they can be used with most existing masonary chimneys with flue liners. They have a 20 year life expectancy. They are equipped with high efficient blowers. These blowers can sometimes overcome some ductwork problems.

2. 90% efficient. These furnaces make more efficient use of your gas dollar. This is accomplished by using a secondary heat exchanger. These furnaces use a PVC venting system. This will require that the water heater have a flue liner. This furnace will save an additional 10% on gas over the 80%s. High efficient blowers are a part of this furnace also.
3. 95% efficient are the same as the 90's but are an additional 5% efficient on gas. This is most efficient forced air furnace on the market, and the Concord Furnace 95% is the best value for this type of furnace.
